Fleeing to Portugal: the growing interest of Americans in the Portuguese property market

27.05.2025
Currently, US buyers represent the fastest-growing nationality for property purchases in Portugal, surpassing the British, French, and Brazilians. In the first quarter of this year alone, the percentage of American clients increased to 58 per cent, up from 48 per cent in 2024.

But is it really so surprising that we are witnessing a real migration of capital and interest from the United States? This trend didn't emerge from nowhere. It started gaining momentum before the pandemic, but it was in the post-pandemic period that enthusiasm for Portugal skyrocketed. As lifestyles, priorities and long-term plans were reassessed, the country quickly rose to the top of many Americans' relocation and investment lists.

Where are Americans investing?

Much of this demand has been concentrated in three main regions:

Lisbon and the Estoril-Cascais corridor remain at the top of the list thanks to their cosmopolitan atmosphere, proximity to the sea, and convenient access to the international airport.

Porto, with its vibrant cultural scene and modern urban appeal, is also attracting a growing number of investors.

More recently, the Algarve has emerged as a popular destination, boosted by United Airlines' new seasonal direct flights between New York and Faro, which have made southern Portugal more accessible to the American market.

Who are these buyers?

What is their most common profile? They are often families from California, linked to technology or entrepreneurship. They are looking for modern homes with open-plan layouts, private outdoor spaces, and contemporary finishes — features that are not always present in traditional Portuguese housing. Some want to move there permanently, while others buy holiday homes that can also be rented out short-term. In both cases, the focus is on the upper-middle and upper market segments.

It's more than just property; it's a search for stability.

The motivation for crossing the Atlantic goes far beyond the property sector. Political uncertainty, social divisions and concerns about civil liberties in the US — especially during Donald Trump's presidency — have led many to view Portugal as a more stable alternative. Portugal offers security, inclusive values, a reliable healthcare system, and a lower cost of living than cities such as New York, Los Angeles, and San Francisco. Generalised fluency in English also facilitates integration, making the move less challenging.

The Golden Visa programme has played an important role in attracting US investors.

Portugal's Golden Visa programme has played an important role in attracting US investors. For years, US citizens were among its main beneficiaries, using the visa as a gateway to European residence by purchasing property. However, following legislative changes in October 2023, property investment is no longer eligible.

Nevertheless, interest remained strong, with investors redirecting their attention to other areas, such as hospitality, renewable energies, and innovation-focused investment funds. By 2023, non-real estate assets accounted for 65% of the total investment under the Golden Visa programme.

Analysis of Google Analytics data revealed a traffic increase of over 26 per cent to the Golden Visa page in the week before and after the US elections. This is a clear indication that people are increasingly searching for stability and a new place to call home.
