We begin with a comprehensive property visit to assess its condition and potential. During this stage, we take time to understand your goals, preferences, and expectations, ensuring the property aligns perfectly with your investment vision.
We can help you verify the necessary documentation and requirements for private accommodation, including registration, insurance, the complaints book, operating standards, and other legal and administrative obligations. In Portugal, private accommodation must be registered before operations can commence, and proof of civil liability insurance must be submitted once the registration number has been issued.
We organise everything necessary for the day-to-day running of the property: access, house rules, inventory, bed linen, towels, cleaning, laundry, amenities, maintenance, and guest support procedures.
While we don't select furniture or undertake interior design projects, Magnólia identifies any practical requirements to ensure the property is ready to welcome guests comfortably and stylishly.
We will prepare the property listing, which will include professional photographs, a description, ad settings, a calendar, booking terms and a pricing strategy. Where applicable, the listing must include the name/logo and registration number of the letting agent.
Following the launch, we will handle the day-to-day management of the property, including bookings, guest communication, check-ins and check-outs, cleaning, maintenance, invoicing, reporting foreign guests to SIBA where applicable, managing reviews and preparing monthly reports.

When a guest makes a booking through one of the platforms, they pay the rental amount plus a cleaning fee. The total amount is transferred to The Magnolia Properties. We then deduct the agreed commission from this amount. For full management, we also reconcile the cleaning fee, which is subsequently paid to our suppliers and cleaning teams. Although there is a charge for each clean, this cost is covered by the guest. Payment to the property owner is made on the 15th of each month, after the guest’s departure.
Our support team processes dozens of bookings every day and has been trained to recognise warning signs. The safety of your property is always our top priority. We will never put your property at risk, even if that means declining certain bookings. All guests must have a verified profile and provide details of their intended stay before their reservation is confirmed.
We carefully select the platforms that best match your property and target audience. We work with leading international booking portals such as Airbnb, Booking.com, VRBO/HomeAway, Expedia and TripAdvisor to maximise visibility and returns. However, if you would prefer your property not to be listed on a particular platform, we can customise the management according to your preferences.
We have a rigorous guest screening process in place to ensure maximum security for your property. However, we recommend that you do not leave any valuables in the property while it is being rented out short term. Should damage or theft occur, our team will handle the entire process, liaising with the booking platform and the guest to recover the relevant sums. We use security deposits via credit/debit card pre-authorisation, which can be activated as required, and we handle any disputes that arise.
We work in partnership with a number of specialist service providers. The cost varies depending on the nature of the work. While we can arrange minor repairs without prior consultation, it is essential to set a maximum authorised expenditure limit. Rest assured that we will always seek your approval before proceeding with any work that exceeds this limit.
Yes, we contact guests after each stay to encourage them to leave a review, answer any questions they may have and collect further feedback.
